Waste Management Phoenix Open Golf Tournament
In North Scottsdale the pro golfers will get together for the first PGA tournament of the year. The PGA Waste Management Phoenix Open Golf Tournament, formerly known as the FBR Open, is held at the TPC Scottsdale course at the Fairmont Scottsdale. This tournament attracts the largest crowds of any PGA event.

Simply send away the doc via text or email, or save as a doc in your library on the tablet itself…
  • ·         Accept all major credit cards on site; Download your free app and credit card swiper at “Square Up” https://squareup.com/ , it’s a flat small fee of apx. 2% no matter what card they use. It’s easy and links directly to your bank, receive payments the following day! Send the client their receipt right then and there via text and/or email. It’s more professional, faster and easier than bouncing your clients back and forth with Pay Pal.
  • ·         Never print your reports; You probably already send reporting via PDF and email. Adobe PDF conversion is basic and free! Printing on-site takes up time, money, materials, and frustration when low on ink, its hot/cold outside, the home may not have power, the HVAC may not work. What REALTORS Should Know About Environmental Disclosure In AZ 

Arizona’s House Bill 2779 provides for third party environmental disclosure
reports in real property transactions. The new law takes effect on September
21, 2006. Reports must be based on officially adopted and electronically
posted or otherwise readily available governmental maps or information that
discloses whether the real property is subject to any of the following:
1. FLOOD HAZARDS
2. MILITARY AIRPORTS AND ANCILLARY FACILITIES
3. MILITARY TRAINING ROUTES (AIRSPACE)
4. PUBLIC/PRIVATE AIRPORTS APPROVED BY THE FAA
5. SOILS SUBJECT TO FISSURES
6. EXPANSIVE SOILS
7. SPECIAL TAX ASSESSMENT AREAS
8. RADON GAS POTENTIAL ZONES
9. ENVIRONMENTAL HAZARD SUPERFUND SITES
GET IT FROM YOUR HOME INSPECTOR PROTECT YOURSELF & YOUR CLIENTS
The good news is that many Arizona inspectors will be trained by
Environmental Data Resources, Inc. (EDR) to provide the EDR Arizona
Disclosure Report. Home inspectors are your trusted source for delivering
information about a property to buyers and sellers in a balanced way. EDRcertified
and trained local home inspectors will have the expertise to answer
questions and deliver environmental disclosure information in a way that does
not raise unnecessary concern.
While the new law does not mandate hazard disclosure reports, it protects
sellers and you, the real estate agent from potential liability. For buyers, an
environmental report is an excellent due diligence tool that enables them to
identify potential environmental conditions on the property and in the surrounding
area that could impact the health and safety of their family or their
investment. Many environmental investigations do not find risks that would kill
a real estate deal. However, think about the implications if you don’t obtain a
report. Environmental disclosure won’t hurt you or your sellers. In fact, it is
more likely to protect all parties involved in the transaction

I know, This home doesn’t even have a swimming pool. 

I know, This home doesn’t even have a swimming pool. But, It did previously have a spa and/or sauna and electrical   components are provided, so if you think you may want to install one keep in mind, Arizona frowns on amateur installed pools and spas with no pool barriers installed (and jail/fines those who do not), so I repeat the following for your children and the neighboring children, that you may need a friggin fence and/or barrier! Or you may be liable! Watch Your Kids Around Water Yo!  I’m sick of inspecting homes every day and hearing the news talk about another child drowning every  summer while I see all these “Professional” Realtors sell and buy homes with-out them! Pony up (it’s only a few hundred bucks) and be safe!

Basement Fire Egress Silly

Safety: The exterior basement egress grates should be monitored so as to not be hindered or suppressed from stowed        items etc. I encourage the new tenants to participate in a family planned fire emergency escape drill so that all members             are familiar with the escape and lifting of these grates from the interior of the basement, the double locks at these        basement windows are higher than egress should be for children to unlock and escape, leaving the top lock unlocked may     be desirable. Think about it for a moment; To escape, a child must unlock a double locked window they cannot reach, then      open the window, push a screen out, as they climb to the sill, then climb a ladder, and lift a metal grate one handed, all   possibly in the dark of night.
